Selected Individual Work And Workflow Description
This project was in the planning adjustment stage. In order to balance funds and social benefits, this project focused on analysis of planning optimization, capital investment, and government-enterprise cooperation methods.
- Planning area: The central area of Jiangpu Old Town covers an area of 2.94 square kilometers.
- Population: The planned residential population in the Jiangpu Old Town area is about 220,000, the current permanent population is about 140,000, and there are nearly 60,000 college students.
- Site: 7 plots, including residential, commercial, and office plots.
Phase One: Planning and Development Suggestions
Balancing Financial And Social Benefits
Unified planning and construction of buildings, roads, public spaces, greening, and signs will improve and maximize the efficiency of regional resource utilization, ensure the overall livability of the community, and effectively coordinate the relationship between current needs and future development.
Overall Planning Consideration
Regional overall planning avoids small-scale fragmented renewal models. The functions of each area are unified and coordinated, the basic design is coordinated and improved, the living space is improved intensively, and the community vitality and atmosphere are jointly improved to achieve land value appreciation and overall property value improvement.
Combination Of Industry And City
Based on industry characteristics and population demands, provide corresponding physical spaces to improve people’s livelihood, such as offices and businesses , public service facilities, etc.

Suggestions For Government-Enterprise Cooperation
The urban renewal process involves a large number of stakeholders. In order to achieve the greatest success, we recommend that the government and enterprises collaborate to ensure that the Pukou urban renewal plan is consistent with the overall planning vision.
